Subject: Cats or Not

Hello forum folks..

I am an owner occupier of a 4 unit complex that is a self managed body corporate. Over the years I have come and gone as an occupier, however I am now in that role. One of our unit owners has decided to sell. We now have an issue. The contract that has been signed is advising that they have cats, 2 rag doll cats that are indoor cats. Only get taken for walks on a lead.. I have seen who I believe are the owners, there are older ladies.. pensioner type..

So as an owner occupier.. who has had a dog and would definitely have another dog (within the body corp laws).

I am now getting pushed by other owners who do not want cats in the complex.

Does anyone have any advice or experience in this?

Personally.. I would prefer no cats..

However indoor cats may be ok.. but then all of a sudden we may have more units with cats that are indoor that become outdoor.. etc etc

for outside cats the contract could include a cat walk

is that possible?

I these particular cats are confined to their home, I don’t see a problem.

Is there a clause within the body corporate occupancy that states no cats? Clearly you can have pets, but if these people have bought (if I am interpreting correctly) then they are allowed cats?

Our by laws are.. you need to ask us if you can have an animal… if its a dog we ask for references.. Cats usually get a straight out No..

I don’t know what to say. We had trouble with carpet damage from our last tenant who was dogsitting and the dog dug a hole in the carpet.
Sister has trouble with dog-breeder tenants who have frequent poos on the floor of the house.

We have a cat here, but only one and it’s passed the stage of trying to scratch its way through the cat flap. It does scratch the carpet and furniture but not enough to damage it. It’s out during the day and in every night (except tonight and last night).

The difference between dog and cat from an owner-occupier point of view is probably less than the similarities.

This seems odd to me. Dogs are far more likely to cause noise and damage. Why the flat no for cats?

Morning all.

Dogs can be trained, cats cannot.

What do we need to train the cwts out off? Harmlessly sleeping all day and pooping in the designated litter tray?

I think you might want to talk to some animal trainers especially ones that do it for films.

Of course cats can be trained.

You just have to accept that it is a matter of mutual compromise, rather than one sided direction.

Like humans provide the food and cats eat the food?

I hear that the floods on the east coast are the result of kids turning on garden taps and leaving them to run.

I bet that the secret of training a cat is to get the cat to think that it’s the cat’s idea to carry out the desired behaviour.

I heard it was rogue neighbourhood cats doing it.

If they contract that they are indoor only cats, it seems reasonable. What are your local council bylaws with respect to cats? Do they have to be registered, chipped and controlled?

Personally I have no problem with cats kept indoors or in proper cat enclosures. I do object to wandering cats. I also object to wandering dogs. It’s dangerous for the animals to allow them to roam. I seem to recall that outdoor/wandering cats have an average lifespan around 2 or3 years but indoor cats can do 20 years. I would assume wandering dogs have something similar with respect to coming off badly with motor vehicles etc.

I think it’s cruel to lock cats up in a house let alone a unit.

Agree, and its cruel for dogs as well.

One one hand its good for lonely people to have a pet.

but on the other hand the pet is virtually imprisoned, and that is cruel. They need outside exercise etc

People need education on pets, so maybe tougher council laws on animal welfare ?

Well, given that cats and dogs must be neutered – how can you be tougher than that?

Id like to see all cats and dogs chipped.

No chip, the owner gets a fine and animal gets confiscated and chipped, gets handed back with chip costs.

Fines for animals not looked after properly.

If people cannot look after animals, then don’t have them at all.

Too many cats and dogs get dumped when not wanted.

People need education before getting a pet, so maybe that should be a council requirement, so people know what to do when it come to animal welfare, take them out everyday for walks.

Oh… well, if you vote no, then the new neighbours are upset, if you vote yes, then the rest of them are upset… inside cats are fine and cause no stress, but, as you say, it does then open up a can of worms for the future… see if the new people are ok with getting their current cats stuffed and then mounted on a board as a compromise.
