The price of a rental is increasing, while vacancy rates are going down.

When Celia McDonald was told her rent was being raised by $150 a week, she knew she had to find a new place.

“I just found that quite an unreasonable increase,” the 35-year-old said.

“Even if I could afford that amount, I would be in a much nicer place than what I’m in currently.”

However, the search for a new home has not been easy.

When she went to one inspection, she was shocked to find more than 200 people lined up to view the place.

Ms McDonald said the agent told her she had “never seen anything like this”.

She has also noticed some places being rented out before the first inspection had happened, so she has shifted tactics.

“Obviously, places are taking applications before they’re viewing,” she said.

“So I’ve started doing that now — I’m applying for places I haven’t seen.”

The housing struggle is being felt around the country, as rental prices skyrocket and vacancy rates plummet.

Data from CoreLogic released this month showed the median cost of a rental in Australia went up by 10.2 per cent in the space of a year, a record high. In Melbourne, rents went up by 9.6 per cent.

The data also showed the rental vacancy rate in Melbourne was 1.1 per cent in December last year, compared to 3 per cent at the same time 12 months before.

The shortage explains why someone such as Ms McDonald — who is a strong applicant on paper — is struggling to find a rental. She has good rental history, savings, and a full-time job as an executive assistant.

This is what happens when you treat housing as an easy and safe investment vehicle. The investors move in, crowd out the owner-occupiers from buying, thus secondarily driving up the cost of rents.

We need to have some non-market-rate housing options available as a fall-back position for those who face homelessness. Decent long term housing too, not temporary barracks.

For starters we should restrict foreign nationals to buying residential property, save for one if they live in it for at least half the year.

I’ve mentioned it here before.

We need to put hard limits on the urban sprawl of our major cities, and start building new towns and cities from scratch. To be well-designed from the outset, non car dependent, compact and walkable, have adequate public transport and cycling options, with district heating and cooling… blah blah blah. Not funded by private investors except for small projects and individual buildings within the overall masterplan.

Overseas students are beginning to arrive to continue with their studies. It will be interesting to see where these end up; maybe like the West Indians in the UK with bedrooms with many extra sleepers, plus even more locals sleeping in their cars.

The population of homeless that is rising the fastest is women 65 years and older. I was helping out at a day of giving out blankets, toiletries, jumpers etc, and the first 5-6 elderly women who came in with their pictures of their grandchildren on the disconnected phones was so upsetting. By the end of the day we had had over 400 of them. I just went number. You read in it in the newspapers but it is an entirely different thing when you see waves of it coming through.

My rent goes up by $40 a week this week, much less than the increases some people have to put up with.

I’m just glad to have a roof over my head, there’s not a lot out there. Currently about five or six houses available to rent in the entire midlands.

rental increases also cover things like maintenance repairs (which are increasing) and other things. They are an acceptable way to maintain mortgages without loss to the home owner… though they should be within a realm that is reasonable and not $150 per week … IMO.

Most politicians in Australia own rental properties, so fixing this will cost them money, so they won’t even try to fix it.

Many investors are buying houses to use as Air B-n-b properties: they can charge more and they have fewer obligations to the tenant because the stay is (usually) quite short, so the number of rental properties available is reduced, in some areas quite significantly.

I dunno. Labor went to the 2019 election promising to end capital gains tax breaks for property owners. People can make policy on issues even when it is not in their short-term economic interests.

I remember DV asking me whether I thought tourism was a better thing for Tasmania than forestry. And I said I thought so. Now that we have a parliament made up of people who run B&Bs and the push for high rise hotels and people with jobs living in tents it isn’t looking as rosy.

I wouldn’t mind getting into fire systems etc – that would be a sweet gig.

There’s literally millions of advice sites on youtube. This is the only place I visit occasionally.

You’d waste your entire life on the internet if you weren’t careful

Fixed that lock

Rung up the council to get that thing fixed.

I had a job wandering around old aged peoples homes recently, found some old bird with one leg in agony because she wasn’t on a special air mattress ( you have a mattress that shifts the patient around). She was bed bound. Been asking it for months, when I got talking to her she started crying because she was in agony. I started pushing the staff, then the boss lady and caretaker. It took 5 days but finally she was put onto the special air mattress ( bed bound people need to be physically shifted around otherwise you get pressure points).

At the next place I found another guy who been asking for a better bed for years, I managed to push things along a bit and it took two days.

Some days you have a win – some days you don’t.
