It may happen one day. We do seem to have elevated real estate into an investment position that is probably not justified and the banks ledgers are weighted very heavily toward, according to some, over valued real estate.

The only problem is that the prophets of collapse are a bit like the boy who cried wolf. A collapse is predicted every six months or so and has been for the last 15 years or so.

one way to pay off government debt is for the government to suddenly make lots of dollars appear and just pay down what they owe

the dollars just appear in a flash and are used by the government to pay off debt

As for prices.. I just did a real estate search for 2 bedroom units in greater Brisbane less than $300K and got 233 results. ( Their search engine also includes results a little over $300K ) but still there’s property in that price range.

There are too many people coming to this country for the demand to drop much. Even people looking for rental properties encourage higher rent prices, which in turn encourage the investors to buy property at a higher price (due to competition between themselves), as they know higher rents will compensate.

I saw the London property crash ( as a first time buyer) and it was interest rates doubling that did it. Even that was not enough to cause a crash until the banks flooded the market with repossessed homes.

Housing markets are very flecible, they adjusted very quickly to a two income family and that is wha they are predicated on now.

Houston metro area and Sydney metro area have about the same population. You can get a shitty house on a block of land 10 km from the middle of Houston for $30000. It’s a shitty house, but at least you are started. The very bottom rung of the market in Sydney is out of reach of most young couples.

Actually, saw an interesting graph (for bland values of interesting) from those McGrath property spruikers, shows that naff all houses are getting listed for sale in Sydney compared to two years ago (or even a year ago).
